Over the years, we’ve found that many homeowners ask the same questions about the custom home building process, from budgeting and timelines to selecting a floor plan, choosing finishes, financing, warranties, and what to expect during construction. How much does it cost per square foot to build a custom home?
Our pricing is based on the total finished and unfinished square footage, including the basement. The garage is already included in this pricing, so there is no separate per square foot charge for garage space.
If you choose one of our pre-designed custom home plans, you can typically save **$20,000 to $40,000** in architectural fees compared to designing a home completely from scratch.
How long does it take to go from planning to the start of construction?
These typically include:
- Site plan
- Soils report
- Percolation (perc) test for acreage properties
- Regional Building approvals and permit issuance
Because these plans are already engineered, the process moves much more quickly.
If you prefer a fully custom home designed specifically for your family’s lifestyle, you should plan on approximately **six months** for the design and engineering phase before construction begins.
This timeframe includes architectural design, floor plan development, structural engineering, required third party engineering, site planning, soils testing, and permitting.
Completing these items before construction begins helps ensure a smooth building process.
How long does it take to build a custom home once construction begins?
We have completed homes in as little as **10 months**, while larger or more detailed homes may take up to **15 months**, depending on the home’s size, complexity, level of finishes, weather, and site conditions.
We build year round. While weather can occasionally affect certain phases of construction, it rarely causes significant delays. Once the home is dried in, construction continues efficiently regardless of the season.
Our goal is always to maintain steady progress while delivering the highest level of craftsmanship.
Do you provide construction financing?
Hammer Custom Homes does not provide financing directly, but we’ve built strong relationships with several highly respected lenders over the past 35+ years.
You’re welcome to use any lender you choose. However, we typically recommend lenders we’ve personally vetted for competitive rates, reasonable fees, outstanding customer service, and extensive experience with custom home construction.
Whenever possible, we recommend a **one time close construction loan**, which offers several advantages:
- One loan application
- One closing instead of two
- One origination fee
- Construction and permanent financing locked in from the beginning
- Protection from interest rate increases during construction
- A smoother, more streamlined financing process

Do you help with interior and exterior selections, or do I need to hire an interior designer?
Yes. Hammer Custom Homes has an in house design team that will guide you through every interior and exterior selection, making the process organized, enjoyable, and stress free.

This gives you a wider selection of products, better quality, expert guidance, and often more competitive pricing.

Do I need to own land before contacting Hammer Custom Homes?
We can help you locate and evaluate the right property before you purchase it. We also work closely with several experienced Realtors who specialize in land sales and can assist you throughout the buying process.
Hammer Custom Homes also has inventory homesites available to build on.
Can I bring my own architectural plans?
We’re happy to build from your existing plans, provided they meet Pikes Peak Regional Building Department requirements.
If you don’t already have plans, we also work with several outstanding local architects who can design a home specifically for your family’s needs.
What is the first step in building a custom home?
During this meeting, we’ll discuss your goals, lifestyle, budget, desired location, timeline, and whether you’d like to modify one of our existing plans or design a completely custom home.
Can I be involved in the design process?
Building a custom home is a collaborative experience. We encourage our clients to be involved throughout the entire design and construction process to ensure every detail reflects their vision, lifestyle, and priorities.
What happens if the project goes over budget?
Our contracts include allowances for items such as:
- Cabinetry
- Countertops
- Tile
- Hardwood flooring
- Carpet
- Luxury Vinyl Plank (LVP)
- Plumbing fixtures
- Lighting fixtures
If you choose products that exceed the allowance, you’ll simply pay the difference.
If you spend less than the allowance, the remaining balance can typically be applied toward other upgrades within your home.
The only time the contract price changes is if:
- You request changes or additions to the plans through change orders.
- There are extraordinary industry wide material price increases covered under the contract.
